Great breakfast and close to trails

Location is easily accessed from AZ 89, quiet and picturesque, with very nice amenities like a fire pit, a guest barbecue, shady outdoor seating areas under mature trees and Keurig machines in the rooms. The design is quaint, but not at all kitschy. The hosts were very attentive and served an excellent breakfast suited to our activity level. Mountain bikers (and hikers) take note. This B&B is close to a great trail network, which was a plus for us. Nearest access is the White Spar Campground parking lot trailhead barely a mile and a half south off White Spar Road/AZ 89. The owners went out of their way to accommodate storing our bikes for the night. The bottom line is that we stay at B&Bs a lot and we really liked this one. A great "home base" while you're having fun in the Prescott area.

Great Experience!

An absolutely wonderful piece of property beautifully landscaped. The house and guest rooms are very clean and comfortable. A perfect location just down the road from downtown where you will find great restaurants, breweries, art galleries, and tons of rich history. What really topped off our experience was the hosts Rick and Karen's hospitality and world-class cooking. Holly and I will be back - we found our place in Prescott. Thank you, guys!

If you do not want to stay in the multitude of average motels that are located in Prescott, try the Prescott Pines Inn.

We had a very nice room with a fireplace that was extremely clean, quiet and comfortable.  It was like staying in a 1950's type place except it is modernized.  The owners, Karen and Rick are very proud of their property as they should be.  The breakfast was really delicious, cooked by Rick.  The cookies that are available in the common area are homemade.  Karen and Rick have worked very hard at making this a wonderful place to stay.  We would stay there again in a heartbeat.  The location is close to town and the restaurants that were recommended were fabulous.

Fantastic, wonderful, excellent, awesome.

Let's see, how many more adjectives can I come up with? Since we first found this place approx. 7 years ago, we won't stay anywhere else when in Prescott. Beautiful property, more than comfortable rooms, friendly and attentive hosts, and the breakfasts are simply amazing! We will be back, again and again, and again...

Had a great weekend in Prescott. The new owners are obviously committed to continuing the traditions of this little piece of paradise. My wife and I needed a romantic, slow-paced weekend gateway and this place always fills that prescription perfectly. Can't wait to go back again soon!

Why did we only plan one night in Prescott?

My wife and I only stay in B&Bs when we are on vacation. The places that we have stayed reach into the dozens. We have a new favorite. We liked the rooms and the grounds, sure, but we connected with our hosts immediately. Rick and Karen are very nice people. We also took a liking to Leslie, one of the other employees there. She seems to be an all-around player on the team and surprised us with a fantastic breakfast. My wife asked if we could come back to Prescott, just to spend a week at Prescott Pines Inn. Gotta find a way to work this out.....

Came to Prescott to celebrate a family wedding. Loved the quaint character of this resort, the spaciousness of all the outdoor areas. Quiet and peaceful outdoor spaces were wonderful. Owners Karen and Rick were very attentive to our needs and making our stay the best possible. Loved the extra touches of beverage & snack center in the main house area as well as recommendations for local attractions & events. Love the fact that guest cottages are spread out over the property, with their own sitting/porch area attached, giving guests more privacy and adding to the quiet, peaceful nature of the area. Our room was cozy and nicely kept, very clean. We had a room with an attached living area with a fireplace & kitchenette (the Aspen). The highlight of our time was the wonderful 2-course sit-down breakfast each morning. Karen was so sweet & caring, husband Rick is a terrific chef and the food was exceptional. Thank you SO much for a wonderful experience. We hope to be able to enjoy this experience again in the future.

Always a great visit!! This is the sixth year our group of 13 have stayed at Prescott Pines. We play mahjong at the lodge during the day and do side trips also. We love it there. Rick and Karon are the new owners and they go out of the way to make your visit a memorable one. The breakfasts were amazing!! Rick is a wonderful cook. Thanks for the brownies and cheese plate. What a thoughtful gesture. We also got a very good recommendation for a golf course, Stoneridge, which had amazing views. Our rooms and the property at the Pines is very well tended. They use herbs and produce from their gardens next to the rooms. Can't wait to return next Augustustust.

I'd say more like 6! We thought the place was perfect before Rick and Karen took it over but they have managed to improve it! We just love Prescott Pines B&B! The rooms are very comfortable. The patio is awesome. And the food is absolutely amazing! I always go home feeling very relaxed and refreshed. Thank you for all that you do to make everyone feel welcome including learning all of our names and taking the time to greet and get to know your guests!

I will start off this review saying this was our first time staying at a B&B so we didn't know what to expect, but the Prescott Pines Inn exceeded whatever expectations that we had! The Innkeepers Karen and Rick just took over this business and they are a pleasant couple who went out of their way to ensure our stay was comfortable. The cottage we stayed in (Juniper) was cozy and comfortable for our family (3 people) to stay in. There was complimentary water a Keurig machine in the room which was a nice addition. The grounds were well kept with various seating areas in a beautiful setting to relax in. Now let's talk about the breakfast! Rick takes pride in offering delicious food to his guests. Karen is cheery and a wonderful host. We highly recommended this B&B to anyone who wants to have a relaxing time with a wonderful breakfast in the morning. Needless to say, we will be back!

Excellent place to stay!! The previous owners did a great job, and the new owners are following in their footsteps. We found Prescott Pines Inn B&B on the internet while planning our first trip to the area in July 2017. We stayed a week after extending our stay because we didn't want to leave! As soon as we got home, we made plans to return in February 2018. But as fate would have it, we met some friends in Prescott and decided to stay here again this past October! Fortunately, our favorite room was available! Karen and Rick are excellent hosts and go out of their way with hospitality! You can always expect a delicious breakfast from the kitchen! Not to mention the grounds are as beautiful as can be and full of character! Thanks again for the service and friendship!

Everything was wonderful! Room was clean, spacious, and had everything you needed. Mini-fridge and Keurig coffeemaker in-room with many choices of beverage. Snacks and drinks in the lobby too. Grounds were beautiful and well maintained. Breakfast was yummy and they had no problem accommodating my special diet when told ahead. Rick and Karen are warm and friendly. Location is close to downtown, as well as hiking. (Lynx Lake and the 10:00 Chamber of Commerce tour are highly recommended) Bottom line---if you are going to Prescott, stay here!

We just stayed here for the first time this past weekend and will absolutely be back. The room was spotless, very nicely decorated, and it's so evident that the owners really want their visitors to enjoy their stay. Kitchen well-stocked with lots of coffee, tea and even hot chocolate pods, bottled water, even two little chocolates. The grounds are so pretty and well maintained and it's a very quiet, peaceful place, yet still close enough to town to enjoy that, too. It was lovely meeting Karen and Rick, and the breakfasts each morning were so amazing -delicious AND beautiful! We could tell they take pride in their beautiful bed & breakfast and strive to make it the best experience possible for their guests. Just the best and I will recommend to everyone visiting Prescott. Thanks, Karen & Rick, and hope to see you again soon!

It deserves more like a 6! Owners are wonderful people and so caring about all their guests! It was such a nice surprise to have a sign on my door and then a tray of homemade pumpkin and banana bread & sparkling cider sitting on our bed!! Breakfast was absolutely delicious--a superb apple dumpling to start followed by an egg, potato and cheese roll, and apple chicken sausage and of course pumpkin bread!! A fantastic happy hour in the evening with bruschetta, red roasted peppers and olive tapas and wine! Karen and Rick couldn't have made my birthday weekend better. It was fabulous!! Thank you both for such a lovely time and fantastic place to stay! We will be back!

My husband surprised me for our anniversary. The perfect place to stay! Rooms are super comfy and cozy and the hospitality is out of this world. Great place to meet new friends and the location is very close to Whiskey Row for dinner and fun. We enjoyed some company, wine, and appetizers with our hosts and met several other guests. Breakfast was delicious. We will definitely be back!

If it's immaculate, serene and private surroundings that you desire... this is the place! Quaint & quiet indoor gathering room with fireplace and books, outdoor sitting areas nestled among trees and flowers, a gazebo and outdoor grill, delicious breakfasts, and of course a very friendly hostess and host make PPI our favorite getaway place. Karen is amazing, her warm and genuine greeting made us feel right at home. There were fresh baked cookies along with hot and cold drinks and snacks for us to enjoy. Karen made sure the fire in our room was going and that we felt welcomed and comfortable. We woke up to a delicious breakfast. Rick, even though he was busy in the kitchen, made time to talk to us and get to know us. At the end of our stay, we were certain they had been doing this for years. To our surprise, they are in their first season of operation. WOW! We are so thankful they took a leap of faith in taking over Prescott Pines Inn and making it their passion. Our time was nothing short of a Gift from Above.

We made a last minute choice to get out of the valley and go north from Phoenix. I tried to secure a room in Prescott, Arizona, the weekend of 22-24 September. Much to my surprise, 82% of the rooms in Prescott were booked. The picking was going to be slim and expensive. I called all over and finally secured a room at one of the Hotels for $250.00 a night. Very overpriced and not the best rooms or dining. Then, I stumbled onto a travel site and found the Prescott Pines Inn B&B and the two best people ever- Rick & Karen. Much to my surprise, they had rooms, so I booked a room for 2 nights. The price was considerably less than elsewhere. The best choice I think I have ever made! I have traveled a lot all over the world and I know what is good and what is not…The Prescott Pines Inn B&B is most certainly the Best Place I have stayed in in a long time. It is warm and charming and special. Rick is a great chief and breakfast is to die for. Karen is the best! She takes care of you like family and always remembers your name. They, together with their staff, made my Wife's 58th Birthday weekend very special for her and me. If you like Prescott, Arizona, and the great outdoors, then stay at the Prescott Pine Inn B&B where you are still close to all the action but far enough away from the hustle and bustle of downtown to enjoy peace and quiet under the pines

We just loved our visit to Prescott Pines Inn B&B. It was much too short, so we'll just have to visit again. Took the wife here for our anniversary. We have never been to a bed and breakfast before. This place was awesome. Very friendly and well worth every penny. We will definitely be going back in the years to come. Highly recommend anyone who is thinking about Going to this place.

Our first stay at Prescott Pines Inn Bed & Breakfast. Curt & I loved everything from the location, our cottage and the outdoor ambiance with big pine & walnut trees. The innkeepers Rick & Karen could not have been more welcoming & accommodating. This is not your ordinary Bed & Breakfast. Shout out to Rick for pampering us with delicious, made from scratch breakfast. Look forward to returning soon.

My husband and along with another couple stayed at the Prescott Pine Bed & Breakfast. Upon arrival, we were greeted by Rick Matvey who is the owner of the establishment. Rick was warm and inviting, after a quick tour of the beautifully landscaped grounds he showed us to our rooms which were clean and comfortable.. reminded me of visiting my Grandmas house. Everything that we could possibly need was there the proprietor had thoughtfully provided a hair dryer, shampoo soap conditioner. Our bed was comfortable with microfiber (?) sheets and plenty of blankets. We were immediately comfortable there. After settling in, we drove to town which is close but not really within walking distance. Christmas lights were still out in the town is cute as heck. After our night out, we return to our rooms and settled in. In the morning we wandered over to the main house and Rick and Leslie were preparing our breakfast. We had a Dutch baby filled with fresh fruit along with some bacon and plenty of coffee! We would absolutely return for another stay. Reasonable pricing was just icing on the cake!

Visited with Wife and 25-year-old daughter. First off, Rick and Karen are the most pleasant people you could possibly meet - they make you feel like you've known them a lifetime. They are extremely friendly and helpful in assisting you in having the best time possible. The room was very quaint and clean, as are the grounds. There are many sitting areas for relaxation and a hammock. The breakfasts were awesome. If you're in the area, you absolutely should stay here!

We used to live nearby and always wondered what the place was like. After we moved from Prescott and came back for a visit we decided to stay at the Prescott Pines. Loved it. The hosts are charming and serve a wonderful breakfast. Since we were the only couple staying at the time, we got a tour of some of the rooms. Each room has its own sitting area outside either on an outdoor porch or on a private patio. Then there is a large shaded patio that can be enjoyed by anyone. The grounds are beautifully kept up. The location is on the south side of Prescott in the trees heading up the mountain but really not far from downtown.

Had never stayed at a B&B, used to big named hotels. Wanted to take a chance as it was close to Cody Lundin Survival School. So glad we did. The place was wonderful. Room was perfect for our needs, management was accommodating to us, and was very friendly. This place has such a homely feel and atmosphere. Outside patio was awesome. We came all the way from Florida, and will definitely be back!!! Thank you for a great B&B experience.

This was a very nice B&B, conveniently located just a few minutes from downtown Prescott and Whiskey Row. Karen & Rick are extraordinary hosts; very accessible and friendly. The breakfast they prepared was delicious and amazing. The only downside is that we only stayed for one night, but look forward to a return trip soon!

I have been going to Prescott Pines once a year with a group of women for around five years. It is 1.2 miles from town, nice relaxing grounds and clean. I was just there this month with new owners that were extremely out to please. The food was fantastic! Definitely going back again next year. It's not luxury or plush but comfy.

Wonderful B&B. Comfortable, well equipped/furnished room, charming patio/gazebo area with massive mature trees and a bbq for putting something on the grill. Such an Inviting area for socializing and quietly reading a good book and only 2 minutes from the Prescott "square" Whiskey Row area. Tasteful, comfortable lobby/sitting area. Beautifully furnished breakfast area. We were taken by the gracious, enthusiastic, smiling, amiable, kind-hearted hosts Rick & Karen who want to please. They cook and serve the most extraordinary breakfast. We've been fortunate to stay at a number of B&B's through the years, but this is tops! We would return in a heartbeat!

First time in Prescott to visit family. Stayed for two nights in Juniper room. Lovely area of 5 rooms in a courtyard area. Clean room. Small but no worries as we wanted to spend time outside. Lovely gazebo area and a few different courtyard area. New owners (5 weeks.) Very outgoing. Fantastic breakfast. Very nice guests. Highly recommend.

This charming B & B is located close to historic downtown Prescott. The couple who runs the B & B is very friendly and accommodating. The rooms are clean and comfortable with a front porch. The breakfast was a delicious chef-prepared gourmet meal.

This past weekend was our third visit to this B&B and we will come back again and again! Everything about this place is awesome! Rick and Karen are very hospitable and friendly. The rooms (especially the king suites) are spacious, and always clean. I am very picky about beds and these are very comfortable. We stayed in the Cedar room on this visit. And we have stayed in the Mesquite room as well. My husband and I enjoy sitting out in the courtyard under the trees with a bottle of wine. I can't say enough good things about Rick's gourmet breakfasts! They are filling and delicious! We have stayed in many B&Bs (too many to count), and always prefer them to hotels. Prescott Pines is definitely in the top 5 (maybe top 2) of all the ones we have visited.
